A CAM pool is the defined set of operating expense accounts (typically mapped to GL codes) that are aggregated and allocated to tenants through the CAM reconciliation process. The pool includes recoverable expenses like janitorial, landscaping, security, common area utilities, and maintenance, while excluding non-recoverable items like capital improvements, leasing commissions, and above-cap management fees. Properly configuring CAM pools in the billing system — including correct GL code mapping, expense classification, and exclusion rules — is foundational to accurate CAM reconciliation. Many billing errors originate from CAM pool misconfiguration, such as including non-recoverable expenses, omitting recoverable ones, or failing to update the pool when GL codes are restructured.
