How to configure CAM reconciliation, export data, and avoid common mistakes in SKYLINE Property Management.

Module Navigation
Navigate to Commercial > CAM Recovery from the main menu. Select the property and recovery period. SKYLINE's CAM module is under the Commercial section and includes pool setup, estimate generation, and year-end reconciliation functions. For configuration, go to Administration > Commercial Setup > CAM Recovery Setup.
Recovery Pool Configuration
SKYLINE uses 'Recovery Pools' under CAM Recovery Setup. Create pools for each expense category (Operating, Tax, Insurance) and assign GL account ranges. Configure per-pool allocation method (pro-rata by RSF or custom percentage), gross-up settings with occupancy threshold, and cap rules. SKYLINE's pool architecture is similar to MRI's recovery group model — expense accounts are assigned to pools, and tenants are linked to pools through charge code assignments. Fixed vs. variable expense classification drives gross-up eligibility.
Charge Code Setup
Under Administration > Charge Code Setup, create charge codes linked to recovery pools. Each charge code defines billing frequency, estimate calculation method (prior year, budget, or fixed), and tenant share basis. SKYLINE supports tenant-level billing overrides for custom share percentages or fixed recovery amounts. Charge codes are assigned to tenant lease records in the Lease Administration module.
Export Procedure for CapVeri
Go to Reports > Financial > General Ledger Detail Report. Filter by property, date range, and expense account range for CAM. Export to CSV or Excel. For reconciliation output, use Reports > Commercial > CAM Reconciliation Report, which shows pool-level actual vs. estimated expenses with tenant shares. Both export formats are compatible with CapVeri.
Common Mistakes to Avoid
Misclassifying fixed expenses (property tax, insurance) as variable, causing those expenses to be incorrectly included in gross-up calculations
Not updating tenant lease records when RSF changes due to lease expansions or contractions, causing pro-rata share errors
Failing to run the period-end GL close before generating CAM reconciliation reports, capturing incomplete expense data
Not verifying cap rule settings at year-end — SKYLINE may default to no cap if cap configuration is not explicitly set for the pool
Assigning tenants to the wrong recovery pool, causing them to share in expenses from a pool their lease does not include

How do I fix SKYLINE CAM pool assignment errors for existing tenants?
Tenant-to-pool assignments in SKYLINE are maintained in the lease record under Lease Administration > Lease Details > Charge Codes. If a tenant is assigned to the wrong recovery pool, update the charge code assignment to point to the correct pool. If the error has persisted through the year, you will need to regenerate the reconciliation for that tenant after correcting the assignment. Document the correction with the effective date for audit trail purposes.
Why does my SKYLINE CAM reconciliation not match my GL trial balance?
Three common causes: (1) the GL period has not been closed — SKYLINE's reconciliation pulls from posted transactions, and if year-end adjusting entries were posted after you ran the reconciliation, rerun it after the final close; (2) account mapping gaps — check the pool's GL account assignments for any accounts added mid-year that are not mapped to the pool; (3) intercompany entries included in the property-level GL but excluded from the CAM calculation — verify whether your intercompany entries should be included or excluded from the recoverable expense pool.
