AppFolio Investment Manager CAM Reconciliation Setup Guide
How to configure CAM reconciliation, export data, and avoid common mistakes in AppFolio Investment Manager.

Module Navigation
From the main menu, go to Accounting > Commercial CAM. Select the property and fiscal year. AppFolio's CAM module is under Accounting rather than a dedicated Commercial section. For setup, navigate to Settings > Commercial Properties > CAM Configuration.
Recovery Pool Configuration
AppFolio uses a simplified 'Expense Pool' model. Under CAM Configuration, create pools by selecting GL accounts to include. Each pool has an allocation method (pro-rata by SF or custom percentage). Gross-up is configured per pool with an occupancy threshold percentage. AppFolio does not support multiple recovery types (pro-rata, direct, metered) within a single pool — create separate pools for each.
Charge Code Setup
Under Settings > Charge Types, create CAM-related charge types. Link each to an expense pool and set the billing frequency. AppFolio auto-calculates monthly estimates based on the budget or prior year actuals. Each charge type has a 'Recoverable' toggle that must be enabled for it to appear in CAM reconciliation.
Export Procedure for CapVeri
Go to Reports > Accounting > General Ledger. Filter by property, date range, and account type (expenses). Click Export to CSV. AppFolio also offers a CAM Reconciliation Report under Reports > Commercial that shows estimated vs. actual expenses by tenant — export this for a reconciliation-ready format.
Common Mistakes to Avoid
Not enabling the 'Recoverable' toggle on charge types, causing expenses to be excluded from CAM
Using a single pool for all expenses instead of separating CAM, Tax, and Insurance into distinct pools
Forgetting to update the prior year base when calculating year-over-year cap compliance
Not reconciling the GL detail against the CAM report — AppFolio occasionally has timing differences
Applying commercial CAM settings to residential units in mixed-use properties

About AppFolio Investment Manager
AppFolio Investment Manager added commercial CAM capabilities in 2023. The module is functional for straightforward NNN leases but lacks the depth of Yardi or MRI for complex multi-pool recoveries. Best suited for firms with mixed residential/commercial portfolios under 50 units total. Firms with 10+ commercial properties often find they need more granular pool configuration than AppFolio provides.
