Yardi Breeze Premier CAM Reconciliation Setup Guide

How to configure CAM reconciliation, export data, and avoid common mistakes in Yardi Breeze Premier.

CAM Charges / Operating Expense Recovery

From the main dashboard, go to Charges > CAM Charges. Breeze uses a simplified charge-based model rather than Voyager's recovery pool architecture. Select the property, then manage CAM charge templates under Settings > Charge Templates > CAM.

Recovery Pool Configuration

Breeze does not use formal recovery pools like Voyager. Instead, CAM is managed through charge templates that define which expense categories are recoverable. Under Settings > Charge Templates, create a CAM template and add expense line items. Each line maps to a GL expense category with an allocation method (pro-rata by SF, fixed, or percentage).

Charge Code Setup

Charge codes in Breeze are simplified. Go to Settings > Charge Codes and create entries for CAM, Tax, Insurance, etc. Each code links to a revenue GL account for billing and an expense tracking category. Breeze auto-generates monthly estimates based on the prior year's actuals divided by 12.

Export Procedure for CapVeri

Navigate to Reports > Financial Reports > General Ledger Detail. Set the date range to your fiscal year, filter by expense accounts, and click Download CSV. Alternatively, use Reports > CAM Reconciliation Summary for a pre-formatted reconciliation export. Both formats are compatible with CapVeri.
